SELLING WITH A TENANT

You have decided it is time to sell your house, but you have a tenant in the basement suite. You need to give the tenant proper notice to vacate the property.

If your tenant has not signed a lease then it is called a month to month tenancy. You must give him 60 days notice to move. But the 60 days does not start till the beginning of each month. So if you give him notice on say on March 15 Then the 60 days notice does not kick in until April 1st. So the tenant can stay there until May 31st.

If the tenant has signed a lease then you know the dates of the lease, the begining and end dates. Then the tenant can stay until the last day of the lease. Sometimes the Purchaser will want the Tenant to stay and continue renting the property. These details must be discussed with the new owner.
